Job Description:

Position Purpose: This position has oversight and management of all capital projects in their assigned portfolio to ensure on time and on budget project completion through a variety of construction management tasks.

  • This role will be based in Arizona and will cover a portfolio in AZ, WI, and MN. Essential Functions: The following list of essential job functions is not exhaustive and may be supplemented or modified, as necessary.
    • Reviews and analyzes potential capital projects within their assigned portfolio.
    • Defines scope and specifications for work to be completed or works with architects/engineers to determine scope and specifications for the work to be completed.
    • Determines project cost estimates, creates project budgets, and assists in development of budgets prior to acquisition, participates in pre-planning activities and cost benefit analysis for all phases of work.
    • Develops and manages contractor bid processes, reviews contract bids, negotiates, and prepares written contracts.
    • Manages and administers the construction process and project schedules with contractors and creates monthly requisitions.
    • Coordinates final inspections and signs off prior to release of retainage.
    • Monitors/controls performance of on-site Superintendent and contractor teams to ensure project is built on schedule, within budget and within Northland quality standards, including OSHA regulations.
    • Coordinates with property site teams regarding on-going projects, identifies areas of concern, and addresses issues. Qualifications and Requirements: The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.
      • At least 7-10 years of construction and/or real estate project management experience is required. Experience with large-scale residential properties strongly preferred.
      • A bachelor's degree in project management, construction or a related discipline is preferred, but not required.
      • Strong knowledge of construction procedures, capital projects, budgeting and cost management, and property maintenance.
      • Strong ability to communicate effectively, in both oral and written form.
      • Ability to work collaboratively across all levels within the organization including all stakeholders in a team-oriented environment through to project completion.
      • Ability to read and interpret detailed plans and blueprints.
      • Strong proficiency using Microsoft Office, including Project, Word, Excel, Outlook, and Teams.
      • Flexibility and the ability to organize and prioritize a wide range of projects simultaneously, meeting deadlines.
      • Ability to take direction where needed and then take initiative to ensure successful project completion.
      • Ability to travel to property sites to manage scheduled projects and emergency projects with short notice is required.
      • Possesses exceptional skills for troubleshooting and devising scope and specifications for cost effective solutions. Benefits Highlights:
